Buyers aren’t using inspections to upgrade — they’re using them to flag water issues, electrical safety concerns, and aging systems that shape negotiations in today’s market.
This is the second post in my Swiss Cheese Market Series, where I share real lessons from the 2025 market.
When buyers walk into an inspection, three things almost always come up: water, wiring, and the age of major systems.
In 2025, I’ve seen many repair requests tied to these areas. Why? Because they represent real risks — safety, damage, and long-term costs.
Here’s what I’m seeing most often:
Water management
Roof leaks, clogged gutters, grading issues — water is sneaky, and if you let it in, it will cause damage. Almost every inspection finds something water-related.
⚡ Electrical safety
Ungrounded outlets, loose fixtures, outdated wiring. They may look small, but buyers don’t want to inherit potential fire hazards. These fixes give peace of mind and keep deals moving.
Age of major systems
Buyers are laser-focused on HVAC systems, windows, and roofs. Even if they’re still working, the age alone raises concerns about big upcoming expenses. These systems affect not only comfort but efficiency, safety, and buyer confidence.
The key takeaway: inspections aren’t a chance to “upgrade” things you don’t like. You knew about that old roof or tired driveway when you wrote the offer. The inspection is about identifying issues that could cost big, compromise safety, or impact the long-term health of the home.
